What a Good Feasibility / First-Look Answers (and What It Doesn’t)

Volumetric modular delivery starts with a bounded first conversation — not a free bid or a locked schedule.

A good feasibility or first-look engagement clarifies whether volumetric modular is the right delivery path for this site and product — and what must be true before anyone should trust cost or schedule language. It does not replace underwriting, invent fees, or promise delivery dates.

Why this conversation exists

High-value sponsors do not need another brochure. They need to know whether the next paid step is worth it — and what that step is actually allowed to answer. A serious first conversation is bounded on purpose. It is not a free bid, and it is not a locked schedule.

Method first (no bias)

Synergy builds modular, site-built, and modern methods of construction (MMC) combinations. There is no bias toward one method. Each project is evaluated for the best delivery method.

A good feasibility / first-look starts there: which method fits this site and product? — not “why you must go modular.”

When modular: full Integrator

If modular is the right method for this project, Synergy Modular acts as a full Integrator: connecting Developer, Architect, Engineers, Modular Supplier, Set Crew, and Subs under one turn-key approach. Preferred method when modular is selected: full design/build. We are not the module manufacturer.

What it answers

  • Whether modular, site-built, or MMC (or a mix) is the right delivery posture for this site and product
  • What must be true before cost or schedule language deserves trust
  • Early site / product fit flags that should kill or reshape a pursuit
  • Who coordinates whom when modular is selected (Integrator vs manufacturer)
  • Which bounded next engagement fits — First Look, Preconstruction Study, Preliminary Estimate, or Feasibility Package — without pretending it is a full ROM

What it doesn’t answer

  • A free full bid or unlocked estimating burn for a new client
  • Guaranteed cost, schedule, or delivery date
  • Live market-data theater presented as a bid
  • Underwriting math that belongs in a private intake tool, not a public page
  • Public fee amounts or a “pay now” checkout

Engagement titles (no dollars)

Public pages name the work — not the price list:

  • First Look — bounded first conversation / existing-relationship cover
  • Preconstruction Study — paid precon: site eval + limited constructibility
  • Preliminary Estimate — quantity-takeoff prelim + schedule
  • Feasibility Package — prelim plus massing, code, planning, and modular feasibility
  • Pursuit Engagement — full pursuit scope as defined in the SOW

Fee collection and hour gates live on the desk path after a signed engagement — not on this page.

What this page is not

Not a bid. Not a rate card. Not Engine-Spec. Not “we only do modular.” Not a credit-card intake.

Next step

Under cash pressure, the first ask leads with First Look or Preconstruction Study. Preliminary Estimate and Feasibility Package are named as later-fit steps once the first conversation earns them — not equal first asks.

If you need a serious first conversation on this project — method fit, what a first-look actually buys, and whether to proceed — start with a First Look or Preconstruction Study with Synergy Modular as Integrator when modular is on the table. When the work needs QTOs + schedule or massing/code/feasibility next, that is a Preliminary Estimate or Feasibility Package.
